Mortgage Guidance for Real Life

Buying or refinancing a home is a big decision, and no two borrowers come to the table with the same story.

At Smith Mortgage Team, we believe great mortgage lending starts with listening. We take the time to understand where you are, where you want to go, and what your financial picture really looks like before recommending a path forward.

Whether you’re buying your first home, relocating, using your VA benefit, growing an investment portfolio, self-employed, purchasing a manufactured home, or simply trying to understand what options are available to you, our goal is the same:

Make the process clear. Find the right solution. And make sure you have someone in your corner from beginning to end.

The Smith Mortgage Team works with borrowers at nearly every stage of homeownership, including:

  • First-Time Homebuyers looking for education, guidance, and a clear plan for getting started.

  • Veterans & Military Families utilizing VA purchase and refinance benefits.

  • Self-Employed & Complex-Income Borrowers with business income, 1099 income, commissions or multiple income sources.

  • Real Estate Investors purchasing or refinancing rental and investment properties.

  • Manufactured-Home Buyers navigating financing options for manufactured housing.

  • Relocating Buyers moving into, out of, or between the markets we serve.

  • Healthcare & Traveling Professionals whose income or employment structure may require additional expertise.

  • Move-Up and Repeat Buyers purchasing their next home or adjusting their financing as life changes.

  • Homeowners Looking to Refinance for a better financial strategy, cash-out needs, or changing goals.

  • Borrowers With Unique Situations who may have already been told their financing options are limited.

You don’t need to have a complicated loan to work with us.

If your situation is simple, we’ll help make it easy.

If it’s complicated, we will dig deeper.

More Than Loan Programs. A Strategy Built Around You.

There is no single “best mortgage.”

There is only the mortgage that makes the most sense for your goals, your finances, and your future.

Our team works with a wide variety of financing options, including conventional, FHA, VA, USDA, jumbo, investment-property, manufactured-home, renovation, construction, and alternative lending solutions.

But the conversation doesn’t begin with a loan program.

It begins with you.

We’ll talk through what you’re trying to accomplish, look carefully at your financial situation, and help you understand the advantages and tradeoffs of the options available.

Because a mortgage should be part of a bigger financial plan—not simply a transaction.

VA Lending Is Personal to Us

VA lending is one of Elizabeth’s deepest areas of expertise, and her connection to the veteran community goes well beyond her professional credentials.

Elizabeth’s husband, Todd, is a disabled Army veteran, giving her firsthand understanding of the questions, paperwork, and benefits military families navigate.

That personal experience inspired Elizabeth to become a Certified Veteran Mortgage Loan Advisor and develop extensive expertise helping veterans understand and maximize the home loan benefits they have earned.

From first-time VA buyers to experienced homeowners using VA financing again, our team helps veterans navigate entitlement, eligibility, funding fees, refinancing and the many details that can make a VA transaction different from a traditional mortgage.

Serving veterans is something we’re incredibly proud of - but the same advocacy, education, and attention to detail extends to every borrower we work with.

There’s More Than One Way Home.

You don’t need to know which loan you need before reaching out. That’s our job.

Let us know where you want to go, and we’ll help you understand the best way to get there.
